💰 Holding Deposit
To secure a property a £250 holding deposit is required to reserve the property and begin the referencing process.
Once all references have been completed successfully and the tenancy has been confirmed by both parties, a holding deposit equivalent to one week’s rent will be required, less the initial £250 already paid.
Once the tenancy agreement has been signed, the holding deposit paid, will form part of the five weeks’ tenancy deposit.
Upon receipt of the holding deposit, we will cease marketing the property. Please note, if the tenant decides not to proceed with the tenancy, provides false or misleading information, or fails to provide references within four working days, the holding deposit may be forfeited to cover the costs of referencing and administration.
📝 References
Depending on the applicant's circumstances, we will require at least two references, which may include:
-
Employer references
-
Bank statements
-
Guarantor details
-
Previous landlord references
-
Accountant references
💷 Deposit
A security deposit equivalent to five weeks' rent is required. This deposit is held by the Deposit Protection Service and is returned at the end of the tenancy, subject to all terms of the tenancy agreement being met.
💳 Rent Payments
Rents are payable monthly and in advance via standing order.
📄 Tenancy Agreement
All tenancies are Assured Periodic Tenancies (AST)
