Valuation

Comparisons are made with recent sales in the area and together with our general knowledge of the sales market, we are able establish a true and accurate valuation.

 

Sales Particulars   

Using a profession photographer, we take pictures, measurements and 3D floor plans.

 

Marketing

Internet The majority of properties sold today are sold through one of the major web sites. At the moment the majority of our sales come from Zoopla & On the Market.

Database From our ongoing advertising, we have a database of hundreds of potential buyers who are emailed details of your property.

For Sale Board We sell many properties from a sign board alone. It catches the eye of many people who have friends and relatives in the area and those who drive around looking for properties to buy. Where possible we erect a sign in a strategic position on or near your property.

Tenanted Properties We have landlords looking to buy rental properties – with or without tenants in place.

 

Negotiation of Sale

Offers As soon as an offer is received, we will notify you verbally and in writing. Any special conditions of the offer will also be stated in writing and we will check the buyer's ability to proceed before you decide whether to accept the offer.

Acceptance Once you accept an offer, we prepare a memorandum of sale and confirm in writing the agreed price to you, your solicitor, the purchaser and their solicitor.

Completion We will negotiate on your behalf throughout the process of the sale, keeping you informed every step of the way until the date of completion.

 

Selling Fee

Sole Agency - 1% of the total sale price (1.2% with vat) payable on the date of completion.
